Check a store location's catchment before you sign
A US address with its ten-minute drive area, estimated residents, tract income and the competitors already nearby.
Steps
A good address is one people can reach. Nominatim finds the coordinates, OpenRouteService draws the drive-time area and estimates its population, the Census Bureau gives the tract and its income, and DataForSEO lists the competitors already there.
Before this job
- The tools must be available in your connected Agentik catalog. Ask for the missing provider configuration if a tool is unavailable.
Step 1: Locate the address
Confirm that the geocoded place is the address you meant, then read its tract.
Step 2: Draw the catchment
Coordinates go longitude first. The range is in seconds, so 600 means ten minutes.
Step 3: Read residents and income
Use the state and county codes from the tract lookup, then focus on the tracts near the site.
Step 4: List the competition
Read ratings with their review counts. A 5.0 from four people says little.

Each provider does one part
No single provider covers this job. Your agent calls each one for its part, from one connection.
- OpenStreetMapThe coordinates of the address.1 tool
- US Census BureauThe census tract of the address, with population and income by tract.2 tools
- openrouteserviceThe drive-time area, its size and its estimated population.1 tool
- DataForSEOThe competitors already listed nearby on Google Maps, with their ratings.1 tool
Good to know
- The drive-time population is a modelled estimate, and it assumes normal road speeds rather than rush hour.
- Census tracts do not follow the drive-time edge, so treat tract income as an indication.
When to use something else
For foot traffic, mobile panels and sales forecasts, use a site selection platform. This playbook gives a fast public-data read of one address.
Questions
What does the example cost?
At most $0.006 for the illustrated calls. The official records are free through Agentik, and the paid calls are the press, maps or email steps.
Does the result cover every source?
No. Public records have publication lags and search results can be incomplete. Keep the collection date, sample size and missing evidence visible.
Does this send messages or change an account?
No. These steps read public records and prepare a brief. Sending a message or changing an account requires a separate instruction.
